Older garages need an honest assessment

Most East Grand Rapids homes date from before 1960. Older garage slabs can be thin, heavily scaled, settled, or cracked into sections, and they're unlikely to have a vapor retarder underneath. Before paying for a premium coating, ask the installer directly:

  • Is this slab sound enough to coat, or would resurfacing or replacement be a better use of money?
  • What will a moisture test show, and what happens if it fails?
  • How will you handle uneven areas, slopes toward the door, and the old apron joint?

Unheated garages and the install window

Epoxy is commonly applied at 60–85°F, and an unheated garage slab stays cold well into spring. For an unheated garage, plan for late spring through early fall, or ask about polyaspartic products rated for lower temperatures. See Michigan conditions.

Small garages, minimum charges

A smaller garage doesn't always cost proportionally less. Many installers have a minimum job charge because grinding equipment and setup are the same regardless of size. Ask about it up front.
