What a professional install usually includes

  1. Inspection and moisture check. The installer looks for cracks, spalling, old sealers or coatings, and signs of moisture coming up through the slab. See moisture testing.
  2. Mechanical surface prep. Diamond grinding or shot blasting opens the concrete's pores so the coating can bond. Acid etching alone is a common DIY shortcut; most professional coating manufacturers specify mechanical prep instead.
  3. Repairs. Cracks, pits, and spalled areas are filled, often with an epoxy or polyurea patch material.
  4. Base coat. A primer or pigmented base coat of epoxy (or polyurea in many "one-day" systems).
  5. Decorative flake or quartz (optional). Vinyl flakes are broadcast into the wet base coat. Flake hides imperfections and adds some texture.
  6. Clear topcoat. Often polyaspartic or urethane, which holds up better to UV and abrasion than an epoxy topcoat. Anti-slip aggregate can be added.

How long it takes

According to HomeGuide, a traditional epoxy floor generally needs 16–24 hours before light foot traffic and 2–7 days before you drive on it, and solid epoxy fully cures in about 7 days. Polyaspartic systems are often installed and cured in a single day. Your installer's product data sheet is the final word for your floor.

Solid, water-based, or "paint"? Know what you're buying

Not everything sold as "epoxy" is the same. HomeGuide estimates water-based epoxy lasts about 3–5 years, while 100% solids epoxy can last 10–20 years. Epoxy-fortified garage floor paints are a different, thinner product. When comparing quotes, ask for the specific product names and the number of coats.

Questions to ask every installer

  • What prep method will you use (grinding, shot blasting, etching)?
  • Will you test the slab for moisture first? Which test?
  • What exactly is in each coat (epoxy, polyurea, polyaspartic, urethane)? What's the total thickness?
  • How are cracks, control joints, and the stem wall or edges handled?
  • When can I walk on it, and when can I park on it?
  • What does your warranty cover, for how long, and who backs it: you or the manufacturer?
  • Do you carry general liability insurance? Can I see a certificate?
